INDELING

Upon entering, you enter the hall, which provides access to the toilet, the spacious and bright living room with open kitchen, and the stairs to the second floor.

The living room is spacious and offers enough room for a comfortable sitting and dining area. Thanks to the large windows at the rear, there is plenty of natural light. French doors lead directly to the spacious east-facing backyard, a perfect place to relax.

The modern, semi-open kitchen is fully equipped with built-in appliances, including a gas stove, stainless steel hood, oven, dishwasher, fridge/freezer and plenty of cupboard space.

FIRST AND SECOND FLOOR

On the second floor there are two bedrooms. The large bedroom at the front is not available because it serves as storage for the landlord. The other two bedrooms, one of which is in the attic, are spacious and offer many possibilities for comfortable furnishing.

The bathroom on the second floor is modern and fully equipped with a bathtub, shower, toilet, towel radiator and sink with cabinet.

On the second floor there is a spacious landing, where you will find the technical installations and the washing machine.

OUTDOOR SPACE & PARKING

The low-maintenance backyard features a lounge area and dining table with seating for six. At the back of the garden is a spacious stone shed with a back entrance.

Parking is free and possible in the immediate vicinity, as well as on private property in front of the home.

SELECTION PROCEDURE

Rotsvast determines the order of viewings based on incoming emails. Due to the expected large response, not all applicants can be invited. Your email request must include the following information:

- Name(s) of tenant(s)
- Explanation of household composition
- Gross annual income of tenant(s)

Applications that do not meet these requirements will not be considered.

Viewings will be scheduled in order of emails received, on a first-come, first-served basis.

After the viewing, applicants are screened for income and reliability in various (public) registers. Tenants must fully complete and successfully pass this screening, with the goal of achieving a 5-star rating, the highest score in our screening tool (Properize). The final decision to rent the property lies entirely with the landlord. If multiple applicants pass the screening, selection is based on income, screening results and personal circumstances. During the screening process, tenants are given the opportunity to explain their personal situation.

Applicants who are not selected after screening are entitled to further explanation and to see their screening report.

IMPORTANT NOTICE

Rotsvast represents the interests of the landlord, who wishes to rent the property as soon as it becomes available. If an applicant completes the screening process, Rotsvast will immediately present their file to the landlord. Once a file is accepted, any subsequent applications will no longer be considered.

It is the responsibility of potential tenants to submit a complete file as soon as possible. Rockfast will not actively inform tenants of the progress of other applicants' screening processes. In a highly competitive housing market, Rotsvast expects applicants to be aware of the importance of acting quickly.
