The point system for independent living works by assigning points to various characteristics of the property. Points are given for:
Independent living quarters are homes that have their own entrance door that is lockable, their own kitchen with sink, supply and disposal for water, and connection for a cooking stove, plus their own toilet and shower or bathtub. This means that the resident can live completely independently without having to having to share facilities with others. This category includes various housing types such as apartments, single-family houses, studios and porch houses. In the housing rating system (WWS), independent living spaces are awarded points for specific characteristics such as surface area, energy label and amenities, with the total number of points determining the maximum allowable rent and distinguishes between the social rental sector and the free sector.

The number of points of a property is determined on the basis of fixed criteria such as living space, facilities, WOZ value and energy label. Via the rent check of the Rent Commission you can easily calculate how many points your property has and what the maximum rent can be.
A tenant who disagrees with the number of points can submit a request for review to the Rent Commission up to six months after the start of the lease. This will assess whether the rent is in accordance with the number of points according to the housing evaluation system.
