The point system for non-self-contained housing works by assigning points to various features of the property. Points are given for:
Non-self-contained living spaces are housing arrangements in which residents share essential facilities with other households. A characteristic of these living spaces is that they do not have their own entrance door directly from the public road, or they share certain facilities such as kitchen, toilet or bathroom with others. Student rooms are the most common example, with residents often using shared kitchen and bathroom facilities while having private rooms. Rooms in hospice rentals, where a landlord lives in the same building and shares facilities with tenants, also fall under dependent living arrangements. In the housing valuation system, these spaces receive a different scoring system than independent housing, with points awarded for the quality and extent of shared facilities in addition to the size of the private space, resulting in a lower maximum rent than for comparable independent living spaces.

The number of points of a property is determined on the basis of fixed criteria such as living space, facilities, WOZ value and energy label. Via the rent check of the Rent Commission you can easily calculate how many points your property has and what the maximum rent can be.
A tenant who disagrees with the number of points can submit a request for review to the Rent Commission up to six months after the start of the lease. This will assess whether the rent is in accordance with the number of points according to the housing evaluation system.
